Most people find us the same way. Another Saturday disappears into the ensuite and the kitchen floor, the family time it was meant to be never happens, and the whole thing starts again on Wednesday. You have better things to do. The average Australian loses more than six hours a week to housework, and up here on the northern Gold Coast, where salt air and summer humidity quietly undo your work, it usually runs longer.

Hope Island is not a standard suburb to clean, and pretending otherwise is how cleaners get it wrong.

The housing here sits in three broad groups. There are the canal and waterfront homes off Sickle Avenue and through Monterey Keys and Harbour Quays, low-set, wide, with pontoons out the back and enough glass to make a window cleaner nervous. There are the gated estate homes inside Sanctuary Cove and Hope Island Resort, many of them backing onto Links Hope Island or The Pines, with four bedrooms, three or four bathrooms and an outdoor kitchen that gets used year round. Then there are the downsizer villas and apartments around Cova and the resort communities, smaller, but held to a standard that is anything but relaxed.

They share the same features: acres of porcelain or travertine floor, frameless glass showers, stacker doors, ceiling fans in every room, and a lot of stainless steel living outdoors. All of it takes longer to clean properly than a standard Gold Coast house, and all of it shows up the shortcuts.

Salt carried up off the Broadwater and the Coomera River leaves a fine film on windows, glass balustrades, tapware and the outdoor kitchen. Wipe it with the wrong thing and you smear it. Leave it and it starts pitting the fittings. Through the wet season, roughly December to March, mould pressure in Hope Island bathrooms and wardrobes is relentless, so we work the silicone joins, shower recesses and air conditioning vents every visit instead of waiting for a spring clean to fix it.

Floors get pH-neutral product matched to the surface, because travertine and engineered timber do not forgive supermarket cleaner. Sliding door tracks get done properly, since that is where the sand off the pontoon and the grass off the course ends up.

Our cleaners also know the gatehouse process at Sanctuary Cove and Hope Island Resort, register ahead, and park where the body corporate says to park. No calls to you at work because someone could not get through the gate.

Every regular clean follows a written checklist, so the result is the same whoever is rostered on:

• Kitchen: benches, splashback, cooktop, rangehood face, sink and tapware, exterior of appliances, cupboard fronts
• Bathrooms and ensuites: shower screens and recesses, tiles, grout lines, vanities, mirrors, toilets, chrome polished dry so it does not spot
• Bedrooms: dusting, skirtings, ceiling fans, mirrored robes, beds made or linen changed on request
• Living areas: all floors vacuumed and mopped, hard surfaces dusted, glass doors and tracks, cobwebs cleared
• On request: oven, interior windows, inside the fridge, inside cupboards, carpet care and extra rooms
